Default having been made in the terms of that certain mortgage executed by EDDIE D. ADAMS and WILLIE MAE ADAMS, husband and wife, as Mortgagors, to DAVID YARBROUGH and JEANETTE YARBROUGH, husband and wife, as Mortgagees, which said mortgage is dated September 26, 2006, and recorded in the Office of the Judge of Probate of Coffee County, Alabama, at A/OFFR BK 98A, PAGE 507, and said default continuing, and by virtue of the power contained in said mortgage, the following described property will be sold at public outcry for cash, to the highest bidder, in front of the Courthouse door of Coffee County, Alabama, during the legal hours of sale, on the 13th day of June, 2019, to-wit: Commence at an existing fence corner, being the Southwest Corner of the Northeast Quarter of the Southeast Quarter of Section 7, Township 7 North, Range 19 East, Coffee County, Alabama; proceed North 278.76 feet to the intersection of the West 40 Line of the Northeast Quarter of the Southeast Quarter of Section 7, Township 7 North, Range 19 East; Coffee County, Alabama, and the Southerly Right of Way of Coffee County Highway No. 70 (80’ R.O.W.); thence proceed along said Right of Way N 69”57’42” E 353.44 feet to a set ½” iron rebar with cap, said point being the Point of Beginning of the Parcel herein described; thence departing said Right Of Way, proceed S 20°16’03” E 114.79 feet to a set 1/2” iron rebar with cap; thence proceed N 69°43’57” E 208.71 feet to a set ½” iron rebar with cap; thence proceed N 20°16’03” W 114.79 feet to a set 1/2” iron rebar with cap on the Southerly Right of Way of said Coffee County Highway No 70 (80’ R.O.W.); thence proceed along said Right of Way S 69”43’57” W 208.71 feet back to the Point of Beginning of the Parcel herein described. Said Parcel lying in the Northeast Quarter of the Southeast Quarter of Section 7, Township 5 North, Range 19 East, Coffee County, Alabama, and contains 0.55 acres, more or less. Also attached is a 2000 16X80 Clayton Mobile Home, Serial #CLS096491TN, on property located at 908 Co Road 376: Elba, AL 36323. AND SUBJECT TO: Any and all easements, covenants and/or restrictions recorded and unrecorded.
