NOTICE OF MORTGAGE FORECLOSURE

Default being made in the conditions of that certain mortgage executed by RICKY ONIEL STRICKLAND AND DERONDA STRICKLAND, HUSBAND AND WIFE, to Troy Bank and Trust Company, a banking corporation, on November 24, 2015, and being recorded in the Office of the Judge of Probate of Coffee County, Alabama in OFFREC 718, Page 384, said Mortgagee to realize the entire indebtedness hereby will, on the 21st day of April, 2020, between the legal hours of sale at the Courthouse door in Coffee County, Alabama, Elba Division, under the powers contained in said mortgage, sell at auction to the highest bidder for cash, the following described property: The E 1/2 of the SE 1/4 of SE 1/4, Section 18, Township 5, Range 21, which lies North of the Elba and Enterprise Highway, and containing about 15 acres, more or less, situated, lying and being in the County of Coffee, State of Alabama. LESS AND EXCEPT: A lot or parcel of land heretofore conveyed to Mr. E. G. Brunson (now owned by Grady T. Barefoot), described as: A lot or parcel of land in the E 1/2 of the SE 1/4 of the SE 1/4 of Section 18, Township 5, Range 21 in Coffee County, Alabama and containing 3 acres, more or less, and being more particularly described as follows: Commencing at the SE corner of the property of Leon Roberts and wife, Foye Roberts, where the same joins the property of Grady Barefoot; thence North along the line for 831.5 feet; thence East for 120 feet; thence South 350 feet; thence East 60 feet; thence South 481.5 feet to the North margin of U. S. 84; thence West along the North margin of U. S. 84 for 180 feet to the point of beginning. The above property is being sold “AS IS” and is subject to any and all reservations, easements, restrictions, covenants, rights of way, and all matters of record. Said sale is made for the purpose of paying the mortgage debt, costs and expenses arising out of the mortgagors’ default, including attorney's fees. Please be advised that Allen C.
